 This was my first time playing this course so I can't judge as to the "deterioration" of conditions as I have no frame of reference to compare it to.
This type of course (blind shots, lots of dips and humps everywhere-big elevation changes) is not usually my cup of tea.
But I have to say that to my great surprise, I enjoyed the course a great deal, enough so that I went back for another crack at it a few days later.
This course definitely forces you to think your way around it, which I do enjoy. Pick your targets carefully and don't try to go for too much or try to play above your head because one poorly hit or placed shot here will cost you much more than the one shot.
 The range is very nice, practice green is ample and the chipping green is very nice as well. The staff is excellent. Among the most helpful and friendly I've encountered.
 The clubhouse is nice too. There are some very nice vistas from different parts of the course which surprised me as well.
I didn't have a problem with the greens, but I don't get bent out of shape too much when greens are less than lightning fast.
I thought they were somewhere in between medium and slow, but given the contours and my lack of experience at this course, I didn't mind that a bit.
Given the time of year, I will reserve making an opinion on course conditions. I look forward to going back when the turf is not dormant and see how it plays then, but for this time of year, I though it was fine.
The bunkers were spotty though. Some were in dreadful shape, while others were fine.
 I did notice (hard not to) that apparently most of the golfers that play here don't know how to use a rake - or maybe don't even know what that thing lying by the bunker is for.
Never have I seen such unkempt bunkers at a course this nice.
Maybe my expectations were low to start with because I thought I was going to hate it, but I was pleasantly surprised and will go back.

Played as part of a tournament and was disappointed to see a continuing deterioration in course conditions.
The good news is that the staff continue to be cheerful and helpful.
The greens, alas, were no better than what I used to experience at Candler Park.
Having both restrooms at the halfway house closed did not help either.
By now I would have expected to see signs of upgrades/improvements,
but apart from changing the color of the tees and the flags along the entry way, I see little evidence.
Don't recommend anyone playing for more than $40.
